Our home, built in 2004, is fully air-conditioned and maintained to the highest standard. Our spacious villa has a large, open plan 'great room' comprising formal dining area with table and chairs to seat 6 and living area with two sofas and a coffee table looking onto the pool area, accessed via sliding doors.
Go through the 'great room' and you come to the kitchen area and a second living area or family room. The living room has comfortable seating for 6 people and cable television, a DVD player and music centre. A large 'pocket window' enables the family room to be opened out further onto the lanai. Wireless Broadband is available and there is a telephone with free local calls.
The kitchen has a breakfast bar with 4 bar stools and a breakfast 'nook' featuring a large aquarium window with a small table and two chairs - providing an ideal place to sit and view the pool. The kitchen is fully equipped and includes a dishwasher, cooker, microwave, waste-disposal and a large fridge/freezer complete with ice-maker and water dispenser.
The separate laundry room has a washing machine, tumble dryer, iron, ironing board etc. All bed linen and towels, including beach towels, are provided.
To the left of the 'great room' double doors lead to the large master bedroom with king size bed and luxury ensuite bathroom with walk-in shower, corner bath and double washbasins. Between the ensuite bathroom and master bedroom there is a walk-in closet/wardrobe. The bedroom, equipped with its own cable tv set and telephone, opens out onto the pool area via sliding patio doors.
On the other side of the living/kitchen area, a doorway leads to a queen bedroom and a twin bedroom, separated by the family bathroom with bath and shower. Outside is the private, electrically heated pool (17ft x 22ft) and large south west facing lanai. The mesh screened cage keeps the pool area clear of leaves and flying bugs etc. Poolside furniture includes table, 6 chairs, 4 loungers and a gas BBQ. A mesh pool barrier is provided to meet the requirements of current Florida Statutes relating to pool safety. There is a double garage with an electrically operated door. In the unlikely event of any problems during your stay, our helpful management company is on hand should they be needed.
Our villa is situated in the golfing community of Rotonda West, a residential area, midway between Sarasota and Fort Myers, in Florida’s south west region. The area is relatively ‘undiscovered’ and is an ideal location to experience the ‘real Florida’ in beautiful and tranquil settings. Rotonda boasts a nature reserve, several first-class golf courses, including one within walking distance of the villa, and a community recreation area with tennis courts, BBQ area and children’s playground.
The villa is situated near the end of a cul-de-sac (no through road) and the pool area at the back has a private outlook onto trees with golf course beyond. The villa is only a 15 minute drive to the Gulf of Mexico with miles of sparkling water and beautiful white sandy beaches. Local beaches include those at Englewood , Stump Pass and Boca Grande. There are many other beaches slightly further afield such as Venice and Siesta Key. Several good supermarkets are 10 minutes drive away. There are plenty opportunities for fishing, water sports and boat trips and there is an abundance of wild life to be seen.

Two adult bicycles, 2 sets of golf clubs, cool box, coffee maker, hair dryer, wind break, umbrella and pool inflatables. A cot and high chair can be supplied on request.
Weekly rates June - Sept £500/$750, Oct - May £550/$850 Monthly rates available on request.
Rates inclusive of cleaning, services, taxes, utility charges (not including optional electric heat for pool, see below), cable TV, local phone calls, high speed internet access.
A 25% deposit is required to confirm booking, balance due 8 weeks before occupancy.
A refundable security deposit of £150 against inventory damage is required along with balance.
Optional electric pool heating in the winter months £50/$75 per week.
