Our gorgeous new home is located in the beautiful and peaceful Rotunda West community which is part of a nature conservation area near Englewood on Florida’s Gulf Coast. Rotonda Sun is situated on a quiet road backing onto a fresh water canal which is part of the Rotonda River freshwater system.
The villa is a 5 minute drive from local shops and supermarkets, 2-10 minutes from several excellent golf courses, 10-15 minutes from the unspoilt beaches of Englewood, Manasota Key and Boca Grande. We are 15 minutes from Port Charlotte, 30 minutes from Venice, 45 minutes from Sarasota, 45 minutes from Fort Myers, 3 hours Orlando and 1.5 hours from Tampa Airport.
The Rotonda area is surrounded by golf courses to suit every player. Several local restaurants are close by, and Port Charlotte and Sarasota provide many more choices, as well as excellent shopping facilities.

Our luxury villa was completed in August 2006 and was built by the award winning builder Roberts Homes. Rotonda Sun backs onto a picturesque freshwater canal, which has an abundance of wildlife. The villa has a south facing, heated and screened pool with a large lanai. The southern aspect ensures maximum sunshine hours during the winter months. The rear of the villa also affords privacy from passers by. Our home has been built to exacting standards and has been tastefully and interestingly decorated, following the owners' world travels.

On entering the home, you will see a spacious living (Great) Room, complete with comfortable seating, wide screen digital TV, DVD player and music centre. This room has a lovely view of the pool side area.

Overlooking the living room is a formal dining room which can seat eight people. The dining room leads to a fully equipped kitchen, dining nook and breakfast bar. There is also a spacious, sunny family room with a sleeper sofa as well as a wide screen digital TV, surround sound DVD/Hi-fi, books and games. The pool and lanai can be accessed from the master bedroom, living room, nook and the family room through patio doors.

There is luxurious King-size bed in the Master Bedroom which has an en suite bathroom with oversized roman shower, twin vanity unit and a separate wc closet. The second bedroom has a Queen-size bed (UK King)and there are twin beds in the third bedroom. Each bedroom comes with a TV/DVD player, clock radio alarm and walk in wardrobes. There is a shared bathroom with tub and shower for bedrooms 2 and 3. All linens and towels are provided including beach towels.

There is an additional area called the lanai alongside the pool, all of which is screened to stop any bugs coming in, for al fresco dining with a table and six chairs and a large gas BBQ. Poolside loungers are also provided for those relaxing sunbathing days. There is a pool bathroom and external shower for your convenience. From the privacy of your own pool, relax and enjoy the peaceful tranquillity in one of the most beautiful areas of Southwest Florida.

The beautiful safe beaches of Englewood, Manasota Key and Boca Grande are just a 10-15 minute drive away. There is a choice of large supermarkets and excellent restaurants within a 5-10 minute drive. Golf, tennis, go-karting, deep sea fishing, jet ski hire, water sports, boat tours, bowling, cinemas, Port Charlotte Shopping Mall with its excellent department stores are all within a 15-20 minute drive. Myakka Nature Reserve and River Tours 1 hour. Busch Gardens 1.5 hours, Orlando 2.5 hours, Factory Outlets at Fort Myers and Sarasota 1 hour.
