It backs onto a 120 acre conservation area off Poinciana Boulevard just minutes from Highway 192 & The Disney Theme Parks & all the other attractions including Sea Wold & Universal Studios. A paved nature trail surrounds one of the lakes where you can enjoy a walk, bike ride or jogging in peaceful surroundings. There is also a playground for children located within the community. Just 5 minutes drive from your door, you will find a huge selection of restaurants including: Ponderosa, Denny's, TGI Friday, Perkins, Chinese Buffet & several good Italian restaurants & steak houses, plus excellent shopping & a 24 hour Wal-mart. Golfers can choose between 20 top class golf courses nearby.

Our site is both residential & rental and therefore has a deep sense of care & wellbeing in the community. You will find it an ideal situation for a wonderful Florida family holiday. Our new home is a fabulous 4 bed 3 bath villa with sparkling extended pool & deck on the exclusive gated community of Cumbrian Lakes, set in the beautiful conservation area with exceptional, stunning, uninterupted lakeside views. The villa occupies a top premium lot and is spacious, fully air conditioned and beautifully furnished with maximum upgrades for your comfort. The south-east facing heated pool & deck area has loungers to enjoy the wonderful Florida sunshine, while chairs & table under a covered lanai & fan are ideal for alfresco eating. The luxurious master king bedroom has cable TV & patio doors leading out onto the pool area, with en suite providing corner bath & large separate shower. The queen bedroom has adjacent bathroom & the two twin bedded rooms share a central bathroom. The beautifully furnished vaulted living/dining area has ceramic tiled flooring with doors opening to pool area & Bar-B-Q and has cable TV, DVD, VCR & CD. The modern, fully fitted kitchen has every facility required.
There is a new air-conditioned, fully fitted GAMES ROOM with pool table, air hockey & elec/dart board for the whole family to enjoy after visiting the Disney attractions.
There is a safety fence available between deck area & swimmimg pool, if required, for young children & a signal sounds if an exterior door opens, all for your peace of mind.

Cumbrian Lakes is 12 minutes from Disney and all the major attractions including Sea World and 5 minutes to the numerous restaurants and shops on the '192'.
The '192' hosts a huge selection of restaurants including: The Ponderosa, Denny's, Perkins, Pizza Hut, Chinese Buffet and several Italian's.
An hours drive east finds Kennedy Space Centre, Daytona Beach and Cocoa Beach, and 45 minutes west finds Busch gardens and Clearwater Beach.
Orlando International airport is less than 30 minutes away, with Sanford about 60 minutes away.

Our premium lot air-conditioned villa has every furniture upgrade for your enjoyment including ceramic floor tiles throughout except the luxurious carpeted bedrooms. Master bedroom with king size bed (+ cot if reqired) & beautiful bamboo furniture plus cable TV, alarm clock & patio doors to pool area. There is a luxurious en-suite with corner bath, a huge walk in shower, twin vanity units, separate WC, hairdryer & twin walk-in wardrobes. The 2nd double bedroom has a queen size bed, upgrade furniture, built-in wardrobes, TV & an adjacent bathroom with WC, bath/shower. The two twin bed rooms, ideal for children, both have built-in wardrobes/TV & share an adjoining central en-suite private bathroom with bath/shower, WC & a separate vanity alcove. The accommodation is ideal & very flexible to allow for families with children. There is a new air-conditioned, fully fitted GAMES ROOM with pool, air hockey & elec/darts. In the lounge there is a mult-media unit with cable TV, DVD, VCR & CD with games/films etc.
N.B. There is a large gas Bar-B-Q on the deck for your free use. The electric POOL HEATER, if required during the winter months (Nov-April) for our OUTSIDE pool, will normally heat the pool throughout the day to approx 10-15 degrees F above the outside air temperature & when used with the rollered solar pool cover even more. So don't expect miracle temperatures in a cold snap if the solar cover is not on, especially at night. Like all good heat exchange systems in the U.S. you will find that during winter it may take a day for the pool temperature to fully reach the required heat, up to a maximum of approx 85 degrees F with heat & cover in place. Unfortunately we cannot always control the weather - but we are working on it!
There is FREE wireless broadband connection for our guests - just bring your laptop along & logon. There is also FREE phone calls anywhere.

Optional Pool Heat is $30 per day (min 4 days) or $133 per full week (recommended from October to April). Prices are exclusive of local Florida sales/tourist taxes of 13%. Additional housekeeping charge for short stays of 6 nights or less $95 inc. Non-returnable confirmation deposit required when booking of $200 per week or part week & the full balance paid 8 weeks prior to arrival. $250 refundable security deposit taken by credit card at time of arrival at our management offices is required to cover unforeseen breakage/damage during stay. Discount of 10% for stays of 3 weeks and longer. Mid-rental maid service available. Rental rates also accepted in UK pounds sterling at time of booking. Debit/Credit cards accepted with a 3% surcharge online by PayPal - or by bank transfer or check to our US bank.

You can order a welcome pack (cost $50) to be there on your arrival to include: eggs, bacon, sugar, water, coffee, tea bags, milk, cereal, salt & pepper, orange juice, soda, bread, jam, cooking oil, chips & cheese. Very handy after a long journey before you stock up at the local WalMart the next day, just down the road - let us know when you confirm booking.

Management of the villa:
The villa is managed by an excellent company with offices in Kissimmee. They are on call 24 hours a day. In the unlikely event that you should need assistance during your stay they can be contacted for advice and be with you in a short time if required. The housekeeping service ensures the villa is fully cleaned between rentals and the pool is kept sparkling clean with weekly attention. There is everything included to make your stay both memorable and relaxing in the Florida sunshine. There are of course all kitchen utensils, linen/towels, separate laundry area with washer, dryer, iron & ironing board etc. provided (very boring but useful). Telephone with free calls, national & international. Booking in is from 3pm on day of arrival & departure is by 11am on last day to allow for cleaning & changeover.
