Our villa is located in the beautiful and peaceful residential community of Rotonda. The beach is only 15 mins drive and there are several superb golf course located in the area, three directly on Rotonda and one at the end of the road. Close to all amenities, there are 2 supermarkets only 10 mins drive away along with an interesting shopping mall in Port Charlotte. There are a number of good restaurants close by that offer a range of meals to suit all tastes.

Local amenities include tennis courts, library, shops, hair salons, supermarkets, 10-pin bowling, crazy golf and art shops.

A nicely appointed and spacious property built late 2001, situated on 2 lots over-looking the canal. It is a three bedded, three bathroom property with a large family room, living room, dining room, breakfast nook and a large lanai / pool deck. The kitchen, which looks out over the pool deck, is well-equipped with hob, dual oven, microwave, side-by-side fridge freezer with ice maker and filtered water.

A large colour television with DVD player, VCR and Cable is available in the family room and there are televisions with VCR's in each bedroom. A central music system with hi fi, CD and radio will play music into each room within the villa - volume controllable from each room!

The illuminated pool is a good size and optional heating is available. The lanai boasts a separate restroom accessible directly from the pooldeck. A gas-powered barbecue is available.

The double garage also houses a walking machine - used at guests discretion! There are also four adult bicycles and at least one junior cycle for guests use on the estate.

The dock on the canal offers fantastic views of either the sunrise or the sunset and fishing is possible - licence required. There is no access to the Gulf from the canal, but there are some 30 miles of canal to boat on. Watch our for the wildlife!

Boca Grande with its tranquil setting and its beaches is only 20mins away. Englewood has its own recently refurbished beach and several smaller beaches close by. The Orlando theme parks are approximately 2.5hrs drive.
Fort Myers and Sarasota airports are around 45mins drive, Tampa 90 mins, Orlando and Miami around 2hrs 45mins. The local area also has a community park that offers tranquil walks, children's play area and tennis courts.

Golf, fishing, scuba diving, museums, aquariums and local places of of interest abound.
