This luxury villa is situated on the prestigious location of Rolling Hills at Formosa Gardens, just a 3 mile easy drive from Disney.

Rolling Hills is only 25 minutes from Orlando International Airport and within walking distance of numerous restaurants, shops and a 24hr supermarket, which can be reached without crossing a main road.

Our fully air-conditioned villa occupies a premium plot overlooking a wetlands conservation area, attracting herons and wildlife all year round.

Our home features are:

BEDROOMS - 4 bedrooms consisting of: 2 master suites, both with en-suite bathrooms and 2 twin bedded rooms sharing one bathroom. The first master suite consists of a king-sized bed, dressing table, cable TV and walk-in wardrobe with safe. This room has sliding doors to the patio and pool area. The en-suite bathroom consists of a bathtub, separate shower, WC and washbasin. The second master suite contains a queen sized (double) bed, dressing table, cable TV and walk-in wardrobe. The en-suite bathroom has double shower, WC and washbasin. The 2 x twin-bedded rooms each contain a chest of drawers and share the third bathroom with a bath and shower over, WC and washbasin.

FAMILY ROOM - The large room has superb views over the pool area and wetlands beyond. It consists of a 3 piece suite, including a sofabed, a coffee table, TV unit with cable TV,DVD & Radio CD player. Sliding doors lead out to the pool area.

KITCHEN - The kitchen is fully equipped including cooker, microwave, dishwasher and fridge-freezer, with icemaker. All crockery, cutlery, kitchen utensils, pans and glasses are also provided. Adjacent to the kitchen is a laundry room with washing machine, tumble dryer, ironing board and iron.

DINING - There is a breakfast bar with 3 stools and a dining area with dining table and 6 chairs.

PATIO AND POOL AREA - The screened pool area is South/East facing, so guests can watch the sunrise over the hills during breakfast on the patio and still enjoy direct sun until late afternoon. Deluxe patio furniture is provided on the large deck, including table, padded chairs and loungers.

OTHER INFORMATION - All towels and linens are provided. The villa is fitted with smoke alarms. There is a telephone in the villa and all local calls are free.

Rolling Hills is a wonderful area surrounded by countryside, woods and tranquil lakes, but still only 3 miles from the excitement of Disney. Tampa and Busch Gardens can be reached within 45 minutes and the nearest beaches are only 60 miles away.
