This villa is better appointed than most properties offered for holiday rental in the Kissimmee area. The villa is Fully Air-conditioned and can sleep up to 10 people. There are 2 Master Bedrooms with bathroom facilities, this makes the villa ideal for 2 families where the parents can have their own privacy.

The Family Room. This large room has wonderful views over the pool, lake and conservation area. You will find comfortable sofas and chairs to enable you to unwind, relax and watch cable TV in comfort. There is also a Queen sleeper sofa.

Kitchen This fully fitted kitchen has every appliance that anyone could possibly need, including a full size electric cooker, microwave, dishwasher and a huge freezer with ice maker. The separate laundry room has a large capacity automatic washing machine and tumble dryer.

Both Master Bedrooms have Queen size beds and en-suite bathrooms. Bedrooms 3 and 4 have 2 single beds. All bedrooms have built in wardrobes.

There is a safe in one of the Master Bedrooms for your valuables.

Patio and Pool Area are south facing ensuring you capture the best weather all year round. The pool is heated at no extra cost. The pool is fitted with automatic cleaning and filter equipment. The natural lake and conservation area form a most attractive backdrop to the pool area. The whole of the pool and patio area is fully screened to enable you to enjoy the pool and outdoor life long into the warm nights without having to worry about things that fly. The pool area is equipped with loungers, tables and chairs.

There is a telephone in the villa and all local calls are free. Other calls are easily made by using your credit card. The villa is fitted with smoke alarms.

All towels and linens are provided. Hairdryers are supplied in all the bathrooms. There are 3 cable TV's, one in the family room and one in each master suite. There is a CD/radio in the family room. The house also has a intercom/entertainment system in all rooms and poolside.

There is a utility room with washing machine, tumble dryer, ironing board and iron.

There is a 2-car garage at the front of the house, which can also be entered through the utility room.

Rolling Hills estate is surrounded by countryside, woods and tranquil lakes but in contrast is only 2 1/2 miles away from Disney World. Sea World, Universal Studios, Wet & Wild, International Drive, Gatorland are all situated within a 15-20 minute drive. Downtown Orlando, Florida Mall and Church Street Station are under 25 minutes. Tampa and Busch Gardens can be reached within 45 minutes. There is a modern Plaza within 1 minutes by car with a 24 hour supermarket, restaurants, tourist information and other shops for your convenience. The estate is an easy 25 minutes from Orlando International Airport and directions can be supplied. There are many Malls within the Kissimmee area most within 15 - 20 minutes driving distance. You could also play golf at one of the many courses in the area. The Atlantic coast and Gulf coast are also within easy reach for the beach enthusiasts.
