The villa is situated in a small community called St Andrews Village. It is very quiet and has gated entry. St Andrews Village is a short distance to the north of Sebastian Inlet, midway between Vero Beach and Melbourne Beach. It is bounded by the Indian River to the west and the Atlantic to the east. To the north there is a golf course and to the south there is a wooded area which is the property of a nearby large villa.

The villa is situated in a quiet village, St Andrews Village, which has one road only, Caledonia Drive. It is on the Intercoastal Island at a position where the Island is very narrow. The Atlantic Ocean and the Indian River are only a few hundred yards from the villa.

There is a private fishing pier at the Indian river and access to the Atlantic is private.

There is a good golf course to the north and there are plenty of places to eat. There is a Publix supermarket about 20 minutes drive to the north and a small shop within easy cycling distance.

Playthings include two bicycles, a sailboard and a Laser sailing dinghy.

The 40 foot swimming pool is heated by a heat pump (heating is seldom necessary and the price of electricity for the heat pump is not included).

The pool is serviced about twice a week. The village grounds and all the yards are tended once per week.

One cleaning of the villa is included in the price.

There is a gated entry to the village and a "radio" key opens the gates and also the villa garage door.
